Broadwater

Preliminary site plans were approved for a $1 billion project with two casinos, convention space, hotel and condo units, a golf course and retail space. One of the developers, Mark Calvert, said he and his partners are looking for the right joint venture or sale on the 260-acre site.

The Broadwater, a $1 billion project will consist of 2 casinos, 3,375 condo units, 1,900 hotel rooms, 180 acre 18 hole golf course, 585,000 sq ft retail entertainment space, 125,000 sq ft gaming floor, 104,000 sq ft convention space, and a marina.

West D’Iberville

Las Vegas casino executive Peter Simon received approval for the site and has said he plans a 52,500-square-foot casino with 1,500 slot machines and 50 table games. Site plans are expected to come before the D’Iberville Planning Commission shortly.

The project by West D’Iberville Development LLC will be a $250 million project to be located on the west side of I-110 just south of Rodriguez Street. Development will include 1,500 – 2,000 slots, 50-60 table games meeting space and hotel rooms.

The Golden Nugget

Landry’s, the operator of the Golden Nugget brand, has purchased land in the Point Cadet area of Biloxi for this resort.

Also of note is Landry’s Restaurants, which, fresh off its acquisition of the Golden Nugget hotel-casino properties in Las Vegas and Laughlin, Nev., is also looking to enter the Biloxi market, proposing to build a Golden Nugget branded property. The project could feature a 60,000-square-foot casino, 600 hotel rooms, a marina and an amusement park with a 150-foot-tall Ferris wheel and thrill rides. Jeff Cantrell, the company’s senior vice president of development, told reporters in November that Landry’s has a $400 million credit line that would enable the project’s development.

“We absolutely love the Biloxi area and the Gulf Coast, and we want to help in the rebuilding,” he said. “This was one of the main reasons we purchased the Golden Nugget brand. We think this casino concept would be a natural fit with the Biloxi market.”

Landry’s has sold property in Biloxi and will lease it for operations of a restaurant.

Landry’s asked for a deal on the land to enter the market and the city council said no.

The Pine Hills Resort
The Pine Hills Resort is a new Bay St. Louis casino resort project underway by Isle of Capri Casinos. It was proposed originally as a barge to the EPA in Oct. 2001 -
Isle of Capri intends to expand to western Harrison County with a $250 million Pine Hills Casino and development. “We continue to view that as a very attractive property,” said Allan Solomon, executive vice president, especially with Go-Zone tax credits and the site’s proximity to Interstate 10. Isle of Capri plans to build its second Coast casino north of Bay St. Louis on the site that was proposed for a Circus Circus casino. The $250 million proposed 500 room resort would be the closest Coast casino to Interstate 10.

Diamondhead Casino - Project not moving forward until investors found.

Diamondhead Casino Corporation proposal would cover a minimum of 40 acres on the north shore of the Bay of St. Louis near Diamondhead. Diamondhead Casino Corp. owns over 400 acres of land near Diamondhead. An offer of $100 million was rejected for the 404-acre property fronting both Interstate 10 and the Bay of St. Louis for about two miles. Diamondhead Casino Corp. does have an option on five acres for $750,000 per acre.

Tivoli Hotel
Biloxi Capital’s $1.2 billion casino resort is proposed on the north side of U.S. 90. The Biloxi City Council is expected to vote shortly on rezoning the property to waterfront, which would be necessary before the Mississippi Gaming Commission would rule on whether it is a legal casino site.
Update: Biloxi City Council did not approve the rezoning; the project has been dropped

Choctaws
The Mississippi Band of Choctaws has proposed building a casino at Exit 57 of Interstate 10. Both Gov. Haley Barbour and the U.S. Department of the Interior would have to approve the casino. Barbour said he isn’t in favor of expanding casinos beyond the counties in which they are already located and the Interior Department hasn’t granted any applications for locating a tribal casino 200 miles from a reservation.
This permit was denied.
